Real Estate Guidance Built Around You

A buyer-broker agreement is a written contract between you and my brokerage that defines our working relationship, the services you’ll receive, its duration, and how the brokerage will be compensated. It also explains any exclusivity, cancellation terms, and your responsibilities.

Under National Association of REALTORS® rules, MLS participants working with a buyer must have a written buyer agreement before touring homes together, including live virtual tours. This promotes transparency about services and compensation before you begin. You do not need to sign simply to discuss my services or attend an open house on your own.

How does it benefit you?

The agreement establishes who represents your interests and what you can expect. Services, duration, and compensation are negotiable; commissions are not set by law. We’ll review the terms together, including any payment you could owe, so you can make an informed decision.

Why establish representation early?

Working with me early gives us time to build a strategy around your goals, budget, and timeline. My buyer services include:

• Personalized searches, listing alerts, and local market analysis.
• Comparable-sales research to help evaluate asking prices.
• Coordination with your lender on financing readiness, including VA options when applicable.
• Guidance on property condition, disclosures, and questions for inspectors.
• Offer preparation, negotiation, and coordination of contractual deadlines through closing.

Early planning helps you understand your options and prepare before the right home becomes available. Signing does not obligate you to purchase a home, but it does create contractual responsibilities we’ll discuss before you commit.
